Any update or modification to the exterior of your home requires review and approval from the Architectural Control Committee (ACC). Visit the ACC Info & Requests page for more information.

Dues are currently $400 annually and are assessed to support the maintenance of our park, playground, the tennis court and all common areas. Annual dues are due January 1st of each year and are the responsibility of the homeowner.

Tibbett’s Station Park is considered private property for the use by Tibbett’s Station homeowners and their guests only.

o No motorized vehicles

o Pets must be on a leash

Play at your own risk. Tibbett’s Station HOA is not responsible for incidents occurring in any common areas. 

If you need to request a key for the tennis court please send an email to the Tibbett’s Station Treasurer at TibbettsStationTreasurer@outlook.com. There is a cost of $10 per requested key.   

The HOA is responsible for managing and maintaining the park and playground area, the tennis court, as well as the two neighborhood entrances located off of Beaver Lake Road and Duthie Hill Road. The HOA does not maintain the greenbelt that surrounds the community.

Major landscaping projects need to be reviewed and approved by the Architectural Control Committee (ACC) prior to beginning any work. Visit the ACC Info & Requests page for more information.

The Tibbett’s Station HOA does not have any restrictions on homeowners removing trees located on their own property (unless the tree removal is part of a major landscaping project which does not need to be submitted to the ACC).  The homeowner is responsible for ensuring they meet all the tree removal requirements imposed by the City of Sammamish and applicable permits are obtained. 

No. The greenbelt is a protected area and owned by the City of Sammamish. The Tibbett’s Station HOA does not have any jurisdiction or authority to approve any landscaping in that area. The homeowner is responsible for working with the City of Sammamish to obtain approval for any work done. 

When you finance or refinance your home, your mortgage company may require the below information: 

o The Tibbett’s Station CC&Rs.

o A copy of the master insurance policy and/or contact information for the HOA's insurance agent.

o Dues amount:  Annual dues for Tibbett’s Station HOA are $400 per household. Please contact TibbettsStationTreasurer@outlook.com to determine if a household's dues have been paid.
