The HOA's Architectural Control Committee (ACC) has the responsibility of interpreting and enforcing the rules and regulations regarding homeowner's properties and their improvements as outlined in the HOA's CC&Rs.
Prior to beginning any work, homeowners must submit an ACC request form for approval to tibbettsstationacc@outlook.com. Any update or modification to the exterior of your home requires review and ACC approval.
Painting your house
When repainting with the same color, approval will be automatic however you must still notify the ACC prior to beginning the work. If you are changing the color, the ACC must review and approve the color change.
Replacing your roof
If you are planning on replacing your roof, you are required to contact the ACC for approval prior to any work commencing. The following roofing materials and colors are approved for homes within Tibbett’s Station:
o Cedar Shake Replacement: Natural – No Stain or Coatings Permitted
OR
o Composite: Certainteed Presidential Triple Laminate in Autumn Blend, Shadow Gray or Country Gray
NO OTHER COLORS ARE APPROVED
When repairing or replacing your roof, you are required to use a material and color from the approved options listed above.
Fencing
All fences within the Tibbett’s Station community are to be the same color and design as the fences constructed by the original developer of the neighborhood unless otherwise approved by the Architectural Control Committee and the HOA Board.
Please reference the approved fencing spec sheet. The style of fence must look identical on both sides with a height of 6 ft. All fencing within the community must be painted using Olympic Stain #920: Aspen Tan.
When it comes to replacing a shared fence, the HOA does not have any policies or rules about how the cost should be allocated. That must be determined amongst all parties involved.
Windows
All Windows that contain grids or divisions must be replaced with the same grid/division pattern as original, or alternately all windows on the same elevation/orientation of a home may be replaced with all grids/divisions omitted. If changing windows design from grids to grids omitted, then all windows on must be replaced at the same time.
Landscaping Projects
Major landscaping projects undertaken by homeowners must be reviewed by the ACC.
Exterior Renovations
Any update or modification to the exterior of your home, including but not limited to change of light fixtures, construction of an outdoor living space, patio renovations, sport courts, swimming pools, outdoor sheds, etc require ACC approval.
